Pisos Clic Solvency Index: simulator, what it measures and what it does not

The Solvency Index is a score from 0 to 100 that sums up whether a rent fits your financial situation. We calculate it with what you tell us in the form, using financial criteria only, and it helps your profile reach the homes whose requirements you meet. It guides, but it does not decide: a person always decides.

This is an estimate: the real index uses the data in your form and the rent of each home. Create your free profile and let the home find you.

What it takes into account

Affordability (rent ÷ net income), up to 40 points:

  • Up to 25% of your income: 40 points
  • Up to 30% of your income: 35 points
  • Up to 35% of your income: 28 points
  • Up to 40% of your income: 20 points
  • More than 40%: 0 points

Type of contract, up to 25 points: Permanent: 25 points · Self-employed: 18 points · Fixed-term: 12 points.

Time in your job, up to 20 points:

  • 24 months or more: 20 points
  • 12 months or more: 15 points
  • 6 months or more: 10 points
  • Less than 6 months: 5 points

Guarantor, up to 15 points: Yes: 15 points · Negotiable: 8 points · No: 0 points.

The level is very high (80 or more), high (65 to 79), medium (50 to 64) or low (below 50). If an owner sets a minimum index, your profile only reaches them if you meet it.

If you are self-employed, a student or new to Spain

Self-employed

Enter as income the net earnings from your last tax return divided by 12. A self-employed contract adds 18 points, and time in your job counts from when you started your business.

New to Spain

If you have a contract or a letter from your employer, it counts like any other contract: choose its type. If you do not have a contract yet, choose “No contract, with savings”: your provable savings count towards affordability. Savings covering 12 months of rent add 35 points, and 24 months add 40.

Student

Choose “Student” and add your guarantor’s details. Your index is calculated with your guarantor’s contract and time in their job and with the higher income of the two (yours or theirs), and the guarantor counts as provided. Without a guarantor, it is calculated with your own details.

Where you come from never counts: only the financial details you can prove.

What it never takes into account

Not your nationality, origin, age, sex, religion or any other personal trait. Not your presentation video either: it is optional and the index is the same without it.

Your rights

You can ask for your score and how it was calculated, correct your data, object to the calculation, ask for a person to review your case or delete your profile. Write to info@pisosclic.com. More in our privacy policy (in Spanish).

Beware of scams. Pisos Clic will never ask you for money or bank details. Do not pay anything before you have visited the home and signed the contract.

Frequently asked questions about the Solvency Index

How can I improve my Solvency Index?

Affordability weighs the most: if the rent is no more than 25% of your net income, you get the full 40 points for that factor. A guarantor or deposit guarantee adds up to 15 points, and time in your job also helps. Use the simulator on this page to check your own case in seconds.

Can I get a Solvency Index if I am a student or new to Spain?

Yes. If you are a student, your index is calculated with your guarantor’s contract and time in their job and the higher income of the two. If you have just arrived, your contract or a letter from your employer counts the same, and if you have no contract yet, your provable savings count. Your nationality or origin never counts.

Does the Solvency Index decide whether I get the home?

No. The index is calculated automatically so that your profile reaches the homes whose requirements you meet, but the decision to rent is always made by a person: the owner or the agency. You can ask a person at Pisos Clic to review your case by writing to info@pisosclic.com.
